Positioned prominently near the Uffington Bridge and future access points to both I-79 and I-68, the site is expected to become one of the most visible and strategic development opportunities in the region.
Initial construction will involve clearing 48 acres and moving approximately 1.4 million cubic yards of earth to create the build-ready pad. The location sits near the new industrial park access road spanning the Monongahela River and will also benefit from the future Harmony Grove interchange, providing exceptional transportation flexibility for future tenants. Enrout believes the highly visible site will help attract another major employer to Monongalia County, especially as large industrial-ready sites remain limited across West Virginia. Bids for the project are being accepted through May 26, with completion expected within 250 days once construction begins.
This development represents the final large-scale site from the original master plan that helped bring major employers like Mountaintop Beverage and Owens & Minor to the park. Enrout noted that while the site is not being prepared for a specific tenant, it is ideal for advanced manufacturing, warehousing, and distribution operations—further strengthening Morgantown’s position as a growing hub for industrial investment.
