Equipped with multiple degrees, Morgantown native Mark J. Nesselroad has based his career in West Virginia and worked on projects in several states, including Pennsylvania, Maryland, Ohio, and South Carolina. From his time as an attorney with Steptoe & Johnson PLLC to his current position as Chief Operating Officer and General Counsel at Glenmark Holding LLC, Nesselroad has been involved with, and represented clients in, numerous acquisition and sale transactions, totaling more than $255 million in financing, $23 million in acquisitions, $100 million in sales, and an endless number of leases. Additionally, Nesselroad has overseen Black Diamond Realty’s transactions from the perspective of the company’s founding and is a currently licensed broker.

Active in civic and charitable pursuits, Mr. Nesselroad is the Treasurer of Morgantown High School Foundation, Inc. (a 501(c)(3) non-profit dedicated to fostering and enhancing the academic opportunities for MHS students and faculty), a member of the Morgantown Area Chamber of Commerce Board of Directors, a member of the Morgantown Area Economic Partnership Board of Directors, and member of Morgantown’s 2013 Comprehensive Plan Update Steering Committee and Joint Vision Group.

David Lorenze was born and raised in Morgantown. He then attended Virginia Tech University where he graduated with honors. David earned two degrees during his time in Blacksburg; a Bachelor of Arts in Public and Urban Affairs and a Bachelor of Science in Business Management with a focus in entrepreneurship. David’s educational background at Virginia Tech, including land planning, city government/urban affairs and business entrepreneurship, laid a strong foundation for his work in commercial real estate.
As a leader of Black Diamond Realty, David Lorenze continues to build on his strong reputation as a deal maker and community builder. Lorenze brings expertise and experience in all commercial real estate sectors spanning hundreds of lease and sale transactions. David has completed over $300,000,000 in sale and lease transactions during his brokerage career in local and regional markets.

Kim Licciardi was born and raised in Springfield, VA, a suburb of Washington, D.C. She started attending WVU football games at a young age with her alumni parents and always knew she would follow in her parent’s footsteps as a legacy at WVU.
She graduated with two degrees from WVU: Bachelor of Science in Business Administration with a concentration in Accounting and Master of Science in Industrial Labor Relations. She continued her education at Wake Forest University graduating from the BB&T School of Banking. Her studies laid a strong foundation in finance, investment banking, commercial lending, and negotiating skills.
Kim spent 15 years with BB&T Bank in various roles and spent the latter part of her career as a Vice President and Commercial Banker in the North Central WV and Southwestern PA markets. From her time with BB&T, Kim has been involved in numerous sale and acquisition transactions, totaling more than $100 million in financing. The experience and expertise that Kim brings are in the areas of investment property analysis, deal structure, contract negotiations, client engagement, and underwriting. Additionally, over the years Kim has developed a vast network of clients and contacts in the Greater WV and PA markets.
After “retiring” from Banking in 2020, Kim joined the Black Diamond Realty team to focus on her passion of bringing buyers and sellers together and raising the standards of commercial real estate. Kim is both passionate about her clients and passionate about the contributions she can make in the community. She sits on two local advisory boards at The Pines County Club and The Morgantown Marathon. Kim also devotes time to the American Red Cross and the WVU Children’s Hospital Gala. Her previous affiliations include Business Networking International (BNI), Morgantown Chamber of Commerce, and the Cheat Lake Rotary.

Jeffrey T. Stenger is a licensed commercial real estate associate in Morgantown, West Virginia. He earned a bachelor’s degree in Communications at the University of Maryland and his real estate license through the West Virginia Real Estate Commission. As a Morgantown native who attended school and worked in the Washington metropolitan area, Jeff brings a unique perspective to the team.
Throughout his years of working with corporate insurance companies and in the area of hospitality management, Jeff learned the critical details of restaurant operations, customer service, and record keeping procedures. Today, Jeff applies those same skills in his role as a Commercial Real Estate Associate at Black Diamond Realty, where he leases and sells office space, industrial warehouse locations, retail locations, and businesses, in addition to initiating lease negotiations and land transactions.
During his years in real estate, Jeff has helped a variety of clients buy, sell, and lease properties throughout the area. From 400 sq ft office suites to 35,000 sq ft multi-million dollar transactions, Jeff enjoys supporting his clients, property owners, and developers in their successes. He most enjoys the versatility of his daily work and continuing to evolve with the ever-changing commercial real estate market. He takes pride in forming relationships with his growing base of clientele, and in seeing businesses grow and flourish in north central West Virginia and the surrounding area.

Anna Carrier grew up in Morgantown and attended WVU for both undergrad and law school, where she earned her JD and MBA. In 2011, Anna and her business partner started The Cupcakerie in Downtown Morgantown. Her twelve years as a business owner laid a strong foundation in business and community development.
In 2018, Anna started teaching as an adjunct professor for the WVU Chambers College of Business and Economics Management Department and business coaching students and community members for the WVU LaunchLab. This evolved into a full-time position as the Community Business Program Lead for the WVU Encova Center for Innovation and Entrepreneurship where she worked with WV entrepreneurs, small businesses, students, and other entities to help with all aspects of business planning, starting a business, and business growth and expansion.
Most recently Anna acted as the Vice President of Chamber Services for the Morgantown Area Partnership, where she worked on membership development and retention, hosted networking events, and encouraged connections between businesses in Morgantown. Anna’s passion for bringing people together for the betterment of their business and the community is what led her to join the Black Diamond Realty team. Anna has been a member of the BNI Mountaineer Chapter for 10 years, as well as the Morgantown Area Partnership and Pi Beta Phi Alumni.

Raised in Bluefield, West Virginia, Caleb Wooldridge took to real estate from a young age, working alongside his father on various construction projects for real estate investors. It was then he realized how valuable real estate is as an investment vehicle, leading him to set the goals of meticulously acquiring property for himself and being a contributor to the industry. This aspiration drew him to West Virginia University, where he earned an Economics degree in 2021. While in school, he became a mentee of David Lorenze, Principal at Black Diamond Realty David introduced Caleb to both the foundations of investing in multifamily assets and the real estate market of north-central West Virginia by working for 304 Properties (David’s property management company) and a six-month internship at Black Diamond Realty. Caleb is dedicated to Black Diamond’s personalized approach to assisting sellers, buyers, landlords, and tenants in meeting their goals with all types of commercial properties.

Aaron Poling is a West Virginia native and a lifelong resident of the Eastern Panhandle. Having deep roots in the state with Family in Preston & Harrison Counties.
Following in the footsteps of his father and mentor, Aaron began his career in the construction field. Focusing on developing lots, and building single family, multi family, and light commercial projects. Working side by side with his father was a very rewarding time and helped lead him to take the next step of taking over the sales of their projects. Obtaining his real estate license in 2009, the sales aspect quickly became Aaron’s new passion. Having many leadership roles in the EPBR, and closing over 500 real estate transactions earned him Rookie of the Year in 2010, and Realtor of the Year in 2015 for the EPBR. Aaron has also earned over 10 Certifications through the NAR.
Currently residing in his hometown of Martinsburg, West Virginia, Aaron works out of the Eastern Panhandle Office for Black Diamond Realty as a Sales Associate. HIs goal is to assist local businesses and entrepreneurs with the commercial needs, and help WV continue to prosper.

Zach Evans grew up in Morgantown, WV and attended Trinity Christian School and West Virginia University, majoring in Business Management with a focus on finance. After graduating, Zach began his career with BB&T Bank working his way up from bank teller to Branch Banker to Mortgage Loan Officer in just over a year. After spending 5+ years as a successful Mortgage Loan Originator, Zach transitioned to a Commercial Loan Officer with First Exchange Bank in Morgantown, WV. With over 7 years of residential and commercial loan underwriting experience, Zach has learned the ins and outs of how to get deals to the finish line, closing over $10 million in commercial transactions in just 2 years. Zach also brings an extensive network of business owners and real estate investors from his time managing commercial relationships within the bank and Morgantown/Fairmont communities. He sits on the board of directors for the ACE Family Fund, an initiative to foster and reward teacher excellence in the classroom and has also been an active member in BNI (business networking institute). Zach is a proud father to his son, Luke, and loves spending time enjoying the outdoors with his family and friends.
Josh is a native of the Eastern Panhandle of West Virginia where he grew up with entrepreneurial parents on a thoroughbred racehorse farm. He holds an MBA from Shepherd University and a Bachelor of Science in Business Administration from Mount Saint Mary’s University. Additionally, he’s a graduate of the American Bankers Association Graduate School of Commercial Lending held at Southern Methodist University and the Risk Management Association Advanced Real Estate Lending School held at East Carolina University.
Josh rose quickly in his career in banking becoming a senior executive at an early age. He brings over 20 years of experience across multiple facets in banking including the oversight of both commercial and mortgage lending divisions. Known for his strong analytical abilities and his creative, client-centric approach, Josh has completed in excess of $175 million in transactions across the tri-state area. Clients have included first-time entrepreneurs, corporations, non-profits, governmental, and quasi-governmental entities.
His passion for working directly with businesses led him to launch his consulting firm, Braided Cord Consultancy. Braided Cord Consultancy focuses on helping businesses set and achieve their strategic goals and solve their most difficult challenges. As commercial real estate is an important financial investment with lasting impacts on a business’s operations, financial health, and employee satisfaction, it was only natural for Josh to join the Black Diamond Realty team to further be of value to clients. His education and experience are instrumental in shaping his approach to complex real estate transactions.
Throughout his career, Josh has remained dedicated to giving back to the community and supporting local organizations. Currently, he serves on the Board of the Hospice of the Panhandle, where he chairs the Executive/Finance Committee and contribute as a member of the Fundraising Committee. Past roles include President of the Jefferson County Chamber of Commerce, Chairman of the Board for the United Way of the Eastern Panhandle, Board Member and Chair of the Business Development and Marketing Committee for the Jefferson County Development Authority, and an Associate Member of the Eastern Panhandle Home Builders Association.

Chris Waters brings his passion and enthusiasm for commercial real estate to work with him every day. A lifelong resident of West Virginia with over 20 years in the Morgantown area, Chris understands the changing landscape in the area’s industries and how the population provides regional business owners, corporate companies, and property investors unique opportunities and challenges.
After earning dual degrees in Marketing and Management from WVU’s College of Business and Economics, Chris stayed in Morgantown as a young entrepreneur. His past experience in sales, professional photography, content creation and editing, internet advertising, marketing, and small business ownership, led him to his career in commercial real estate.
He understands the marketing needs of buying, selling, and leasing property while managing the process. Chris looks forward to building relationships by sharing and utilizing his knowledge in a responsive, timely, and straight forward manner with clients.

Born and raised in Morgantown, PA, Janelle graduated from Kutztown University of Pennsylvania, earning her degree in Graphic Design and Advertising. After graduation, she moved to Morgantown, West Virginia, where she worked for a strategic marketing and design firm for two years. During this time, she gained extensive experience designing logos, booklets, brochures, and more.
In 2016, Janelle joined Black Diamond Realty, aiming to elevate their marketing efforts. In 2018, she relocated back to Southeastern Pennsylvania, where she continues to work remotely for Black Diamond Realty.
As Senior Designer/Marketing Coordinator at Black Diamond, Janelle has produced custom marketing materials for over 400 properties and created various other materials, such as mailers, market surveys, company promotional booklets and beyond. Her attention to detail and dedication to quality design have significantly enhanced Black Diamond Realty’s marketing capabilities.

Leading our Eastern Panhandle office, Andrea serves as the boots on the ground, graphic designer, and office manager for our Martinsburg office. Andrea earned her degree in Graphic Design from Shepherd University back in 2018 then began with Black Diamond Realty in July of 2019. After previously working at the Headquarters office in Morgantown, WV, Andrea returned to the Eastern Panhandle to open the new office for Black Diamond.
Since then, Andrea has earned a “Master’s Degree” in Jefferson County through the Leadership Jefferson program and will be completing Leadership Berkeley County next. Her devotion to the community is further expressed by her work as a board member for the Jefferson County Chamber of Commerce. Andrea’s hardworking spirit continues in her personal life by managing her own photography business which began when she was sixteen. Andrea enjoys coordinating both her talents of design and photography when working with clients, such as creating digital/ print design and photographing properties and social media content.

A lifelong West Virginian, Rachael grew up in Charleston before moving to Morgantown to attend college. She holds a bachelor’s degree in journalism and master’s degree in digital marketing from WVU. As our newest team member, Rachael looks forward to bringing her professional experience in social media, marketing and management to Black Diamond Realty.
In her free time, Rachael enjoys sports, music and anything related to WVU and West Virginia. Her professional interests include storytelling, branding and content creation. She recently moved back to Morgantown after working for WVU Tech in Beckley and is looking forward to WVU football season and becoming a part of the Morgantown community.
